eXp Realty Launches REVenue Share 2.0 Agent Compensation Model
eXp Realty announced critical enhancements to its revenue share model in North America, designed to expand earning opportunities, increase transparency and simplify earning calculations. "In 2009, the real estate industry shifted when eXp first created the Revenue Share business model," said Glenn Sanford, Founder, Chairman, and CEO of eXp World Holdings. "The earnings potential and collaboration between agents that Revenue Share created had never been experienced before and has since been copied. Now is the right time to continue that innovation with REVenue Share 2.0." The changes introduced today fall into three areas: Agents will have the ability to earn revenue share money faster with the ability to immediately unlock the first three tiers of the model, both eXpansion and eXponential shares, and those tiers will now stay unlocked regardless of how many personally sponsored agents join eXp. This will help agents earn more revenue share, faster. In addition, levels 4 – 6 will be fully opened up when five, 10, or 15 productive agents are sponsored into the company, respectively. A New Fast Start Attraction bonus, starting in July, will be paid on agents when they join the company. The sponsoring agent can now earn up to $4,000 (in North America) or 5% of the GCI while capping, for an agent that they directly sponsor, for their first year at eXp. The new Real-Time Revenue feature inside of My eXp will allow agents to instantly withdraw accumulated revenue share earnings for a nominal transaction fee for any transactions that have closed. eXp Realty is committed to sharing 50 percent of the company dollar with the agents who help the company grow. In 2023, the company shared over $197 million in revenue share to agents for those efforts. REVenue Share 2.0 is designed to help agents make money faster, to earn it easier and to get paid on demand. So many online resources talk about the best real estate accounting software for agents and property managers, but what about for brokers? Real estate brokers have much more complex accounting needs than agents do. A lot of the software on the market isn't up to the task of tracking the finances of an entire brokerage. If you're in the market for new software to help keep your brokerage finances on the right track, here are the nine features you should make sure it has before you buy. What should you look for in your real estate accounting software? Accounting is an essential business function, and mistakes will cost you. Plus, brokers have a lot more to worry about than the typical small business, including desk fees, agent commissions, referrals, agent 1099s, and more. Every brokerage is different, and not every tool will check every box off your list. In this article, we give you a list of features so you know what to look for and what questions to ask during your due diligence process. Changing accounting software can be scary, but when you know you're making the right choice, the choice is easy! Let's go over the elements every brokerage accounting solution must have: 1. Usability This feature is number one on our list. Why? The most powerful software in the world is useless if it isn't easy to use. Ease of use boils down to a few key things: Simple layout: Easy-to-use interfaces are simple, uncluttered, and let you see what you need at a particular moment, and nothing more. Busy, disorganized, full screens with dozens of items, buttons, and descriptions are distracting and difficult to use. Clean UI: Contrasting colors, easy-to-read fonts, adequate white space (the padding around interface elements) and smart use of design components like dropdowns, buttons, sliders, and more can all contribute to a clean and effective design that makes software look great and a joy to use. Intuitive UX: As a user, do you "know" where you're supposed to click or where you're supposed to look without being shown or told? Great software is designed with the user experience (UX) in mind, and great, intuitive UX is just as important as good code. How do I make sure accounting software is easy to use? Accounting software, by its very nature, is more complex than the programs most of us use on a daily basis, like web browsers. But complexity shouldn't equal difficulty. The best thing you can do is request a software demo so you can see it in action. You should also check whether the provider has any customer satisfaction ratings (more on that later) or testimonials they can share. If other users like it, chances are you will, too. 2. Cloud accessibility In today's business environment, cloud-based apps are the way to go. Software as a service (SaaS), hosted online that lets you log in from wherever you are, has a lot of major advantages over on-site, locally installed software: Benefits of moving to the cloud: You can do your accounting work from anywhere You can save money on infrastructure costs It's easier to scale to meet your needs There's no risk of being unable to access your important data When your entire accounting system is in the cloud, you never have to worry about keeping your finances in order in the event you can't go into the office. 3. Dashboard for at-a-glance visibility You simply shouldn't have to navigate to the depths of your accounting app to find the information you need to do your job. You also shouldn't have to run a report every time you want to find key figures. This is where dashboards come in. Dashboards give you a clear, real-time overview of your business, helping you to track your performance and keep on top of important details. They give you an overview of your day, week, month, quarter, or year and let you keep an eye on the details without getting bogged down by them. Check how comprehensive any potential app's dashboards are and whether they're suited to your brokerage. 4. Broker-specific general ledger and chart of accounts As we mentioned earlier, as a broker, you have complex accounting needs. A lot of the free, trendy-sounding accounting solutions out there bill themselves as having everything you need to run your brokerage, but when it comes to the actual nuts and bolts (or dollars and cents), they fall short. That's because they were built for everyone, not just for brokers. Brokers and their accountants need dozens of accounts other businesses don't, and they all need to work in sync. Setting all of these up correctly in a chart of accounts that isn't built for real estate would take a long time, not to mention migrating all your old data to your new system. Take our advice and opt for a solution that was designed just for you and the unique nature of your work. 5. Automation for all your main accounting tasks Software has never been more powerful than it is today, and one area where accounting apps have improved by leaps and bounds is automation, or the ability to set and forget key processes, workflows, or reporting and know that everything you need is happening in the background—letting you focus on areas where you add more value. For example, when a deal closes, a whole slew of things need to be accounted for. Funds need to be collected and disbursed, agents need to receive their commissions, referrers are owed their fee, service providers need to be paid, and so much more. Recurring bills and payments need to be paid at the same time every month. Automation lets you set up these transactions once and never worry about them again. And speaking to the previous feature, when the app is designed for real estate businesses, they already have the right bookkeeping automations baked in. 6. Robust reporting capabilities Real estate is a report-heavy industry. Brokers also rely on reports much more than other business owners. As a broker, you may be looking at daily or weekly sales volume, listing activity, days on market, and cash flow. You may need to send certain reports and figures to your franchise every month, or export reports to help you file your taxes. Reporting also helps you spot trends over time, identify new opportunities for growth, predict seasonal changes, and prepare for slower periods. They also help you identify top performers and provide extra support where it's needed. Without the right kinds of reports, you could be left in the lurch. Make sure any solution you're thinking of purchasing has the reports you need by asking for a list of all the available reports. Bonus points if you have the ability to create your own! 7. Peerless customer support Running a brokerage is difficult enough. You shouldn't be left high and dry if you're having a tech issue. You deserve the best support, so ask your provider what great customer service looks like to them during setup, migration, and support: Is unlimited support included? Are there different support tiers? What does the migration process look like? How do other customers rate their experience? Is there more than one way to get support? You can tell a lot about a company by what its customers say about it. Make sure you plan to do business with someone who cares about your success as much as they care about theirs. 8. Integrations Data entry errors are a major source of not just headaches, but time- and money-wasting inefficiencies. Imagine wondering why your reconciliation is off by a few dollars and after an hour of searching, realizing it was a wrong number in an entry. That's an hour down the drain you can't get back. Integrations are a great way to reduce errors, save time, and help your different apps talk to each other. Make sure there's a way for your accounting software to communicate with your bank accounts, credit cards, TMS, MLS, and more to simplify your workflows and make sure everything runs smoothly. 9. Rating Not a product feature, per se, but an important factor when looking at the right tech for your team. By rating, we mean independent ratings from industry publications and experts, customer ratings, and any other rating that demonstrates the quality and reliability of a brokerage bookkeeping app. The real estate industry runs on referrals, and so when you get a referral for a great accounting tool from a reputable source, it means a lot! Top 7 Real Estate Accounting Tips for a Successful EOY 2022
As 2022 comes to a close, it's time to tie up the final loose ends so 2023 starts off on the right foot, with as much success (and as little stress) as possible. There are only a few days left in the year, so why not take a moment to make sure you start 2023 with financial peace of mind? Close your books with confidence before you break out the bubbly and celebrate what promises to be another exciting year in real estate. Below are our top seven real estate accounting tips to ensure you're ready to ring in the new year. 1. Update your accounting software It's important to close out your year with the most up-to-date software. Why? This helps you make sure your platform is accounting for all the latest regulatory changes for the year. If you have to update your software manually, you may be using an outdated version that will cause extra work for you later. If you use a QuickBooks® integration, make sure you've upgraded your application to the latest release. This will ensure that you have access to the latest tax forms, especially 1099s. If you have Automatic Updates turned on, you're all set. If not, follow the QuickBooks® instructions for updating to the latest version here. 2. Double-check your reconciliations Life is about balance, and so is accounting! Reconciling your accounts is important so you can track your cash flow and make sure everything balances. Reconciliations are typically a monthly task, but it's easy to fall behind, especially when you're focused on other year-end tasks, like fun holiday parties. Check your reconciliations in your accounting software now and if you find any discrepancies, download your statements to find the culprit transactions. It's not fun playing catch up the last week of December, but it's worth it to come into work on January 3rd and hit the ground running! 3. Verify your tax payments Did your brokerage accidentally miscalculate your tax obligations for the year? If it did, you have until mid-January to recalculate and pay what you owe to avoid any penalties. On the other hand, you might have overpaid your taxes, too. Once you get back from the holidays, ask your accountant how you can optimize your payments in 2023 so you aren't paying too much or too little tax. Tax policies change all the time, and your accountant will have the most up-to-date information to make sure you're doing everything to the letter. 4. Prepare your brokerage financial statements Make sure you have a complete and updated balance sheet, which lists all your assets, liabilities, equity, and trial balance and provides an overview of all your general ledger accounts and their balances. Are there any discrepancies or glaring errors? Make sure you review and correct them before year end, since December 31 is the closing date for many important financial statements and other reports for your brokerage. 5. Review employee settings Did you hire any new employees this year? Make sure they are set up properly in your system and have submitted all their important reporting documents, so that when it comes time to report their income (using W-2s in the U.S. or T4s in Canada), you don't have to chase down missing files. You can, of course, update and correct these forms later, but why not make sure you have everything you need do it right the first time? 6. Review your brokerage vendor, agent, and independent contractor settings Double check to make sure your vendors, agents, and any other independent contractors are set up correctly so that everyone who needs one receives a correct 1099 (in the U.S.) or T4A (in Canada) when tax season starts next year. You don't want to find out there was an issue after the filing deadline, which falls at the end of January in the U.S. and the end of February in Canada. 7. Plan for 2023 Year end is the perfect time to sit down and look at how you did. Did you grow this year? Did you improve your profitability? How are your margins? The end of each fiscal year is an opportunity to assess your past goals and whether you met them, take stock of your other achievements, look for improvements, and set new goals for the coming year. By writing down your goals and making them official, you're also more likely to meet them (as many psychologists agree). Learn how to build resilience at your brokerage The end of the year is the perfect time to set yourself up for success for the coming year. Make your final preparations now so you don't have to dread logging in on New Year's Day. There's No One Perfect Commission Split: Here's Why
It's no secret that the competition for attracting and retaining top agent talent is fiercer than ever, with many brokerages ready to roll out the red carpet for the best performers. Perhaps the biggest thing agents look at when selecting a brokerage is the commission structure, so picking the right one is key. A variety of factors dictate how (and how much) you pay your agents, and both paid brokerage benefits and net commission income will factor heavily in their decision to join, and remain on, your team and stay. Let's look at five factors that affect what kind of commission split you should be using. The type of agent you want to attract Different agents have different financial and professional development goals. This means different commission structures will appeal to different types of agents depending on their experience: Early-career agents: Newly licensed agents just getting their feet wet probably won't have a steady stream of business, so they might have less regular commission income. They will likely be more interested in training, mentorship, and (free) leads. In general, a full-service brokerage with a fixed split will appeal most to early-career agents, and they may be willing to accept a lower split in exchange for the help they need. Mid-career agents: Mid-career agents have experience and know what they're doing. They have developed a niche, advanced time management skills, and have a regular flow of leads and closings. This results in regular (and often growing) commission income. They are more interested in leveraging useful tools while lowering unneeded fees. Mid-career agents might be more enticed by a graduated commission split with a cap to keep more of their commissions and be rewarded for their higher sales. Late-career agents: Late career agents are at the top of their game and are therefore the top producers. They are usually interested in minimizing their fees and keeping the maximum amount of their commissions. Therefore, a fixed or graduated split would need to be tipped heavily in their favor to be worthwhile. Otherwise, they might gravitate toward a 100% commission model so they're only paying for what they need. The maturity of your brokerage Whether your brokerage is mature or newly established will have a major effect on what kind of commission structure you implement. Brand-new brokerages need cash. A fixed or graduated commission model means no income unless agents are closing deals, while a 100% model, revenue is guaranteed because agents will pay the fees they owe whether they are making sales or not. The size of your team The number of agents on your team will also impact your optimum commission structure. This number can be related to market maturity, but this isn't always the case: while the largest brokerage in the US has over 50,000 agents, plenty of mature boutique brokerages operate with a team of just 10 to 20 agents. Keep in mind that the smaller your team, the more difficult it will be to have predictable, regular income from month to month using a fixed or graduated model, so a 100% model may work better but might also deter newer or less experienced agents, making it more difficult to grow. Local market conditions If the average price for a home in your market is $100,000 versus a market where the average price is over $1,000,000, your predominant agent type, team size, and cash flow needs will vary widely. An agent would need to make 10 sales at $100,000 to earn the same commission income as one sale at $1,000,000. This means that a full-service model—with a fixed split covering marketing, professional development, admin, and other benefits—would appeal more to an agent in a market where they need to make smaller sales more frequently. Your biggest issue: trying to please everybody Most of the trouble brokers experience while deciding how to pay their agents is trying to come up with one model that works across their brokerage. We have news for you: It's not possible. As your brokerage matures and grows, so will your team and its needs. The best way to please your agents, maintain profitability, and continue building your business is to be flexible. The federal income tax law recognizes that you must spend money to make money. Virtually every real estate agent or broker, however small his or her business, incurs some expenses. Even an agent or broker who works from home must pay for business driving and insurance. Let's take a look at the basics for real estate brokers taxes, as well as some valuable deductions that may be helpful during tax time. Real Estate Brokers Taxes: A Basic Guide for What You Need to Know If you are a sole proprietor (or owner of a one-person LLC taxed as a sole proprietorship), you are not legally required to pay tax on every dollar your real estate sales business takes in (your gross business income). Instead, you owe tax only on the amount left over after your deductible business expenses are subtracted from your gross income (this remaining amount is called your net profit). Although some tax deduction calculations can get a bit complicated, the basic math is simple: the more deductions you take, the lower your net profit will be and the less tax you will have to pay. Example: Karen, a sole proprietor real estate broker, earned $100,000 in commissions this year. Fortunately, she doesn't have to pay income tax on the entire $100,000—her gross business income. Instead, she can deduct from her gross income various business expenses, including a $10,000 office rental deduction and a $5,000 deduction for insurance. These and her other expenses amount to $20,000. She can deduct the $20,000 from her $100,000 gross income to arrive at her net profit: $80,000. She pays income tax only on this net profit amount. The principle is the same if your business is a partnership, limited liability company or S corporation: Business expenses are deducted from the entity's profits to determine the entity's net profit for the year, which is passed through the entity to the owners' individual tax returns. Example: Assume that Karen is a member of a three-owner real estate brokerage organized as a limited liability company (LLC), and is entitled to one-third of the LLC's income. She doesn't pay tax on the gross income the LLC receives, only on her portion of its net income after expenses are deducted. This year, the LLC earned $400,000 and had $100,000 in expenses. She pays tax on one-third of the LLC's $300,000 net profit. If your business is organized as a regular "C" corporation, it too pays tax only on its net profits. Defer Income to 2017 With the election of Donald Trump and a Republican-controlled Congress, it is likely that massive across-the-board tax cuts will be enacted in 2017. It is unclear when these cuts would take effect. They could be delayed until 2018. Nevertheless, it is almost certain that individual tax rates will be lower in 2017 and later than in 2016. To take advantage of these cuts, you should defer as much income as possible from 2016 to 2017. For example, if you're owed a commission from your job, ask that it not be paid until 2017.

Real Estate Professional Exception to Passive Loss Rules
Life isn't exactly easy for most real estate brokers and agents these days. But real estate pros who own rental property have one thing going for them that others don't: special tax advantages. Let's say that you are a rental property owner and you spend more on the property than you earn during the year–a depressingly common occurrence. Naturally, you'd like to be able to deduct your loss from any non-rental income you have, thereby reducing your taxable income and lowering your taxes for the year. Unfortunately, losses from real property rentals are classified as "passive activity losses." Special passive activity loss rules greatly limit the amount of losses that a rental property owner can deduct from his other non-passive income, such as salary or other business income. A maximum of $25,000 can be deducted from non-passive income each year, and even this is phased out if the owner's adjust gross income exceeds $100,000. Unused losses must be saved for future years. Luckily for real estate professionals, they can qualify for a special exemption from the passive loss rules–an exemption nobody else can get. If you qualify, you may deduct any amount of rental activity losses you have for the year from your other income–such as real estate commission income–regardless of how high your income for the year may be. (IRC Sec. 469(c)(7).) For example, a real estate broker who loses $100,000 from his rentals could deduct the entire amount from his commission income. But it gets even better. Real estate professionals are also not subject to the 3.8 percent net investment income tax on their real estate income. The NII tax was enacted to help fund Obamacare and took effect with the 2013 tax year. (However, real estate pros do have to pay the 3.8 percent tax on investment income, like interest and dividends.) So being a real estate professional can now save you on taxes whether your real estate ventures make or lose money.

DocuSign revealed a new 'lead to close' strategy for real estate at last month's Inman Connect conference in San Francisco. But what does that actually mean? Here's a breakdown. What is a 'lead to close' strategy? "Lead to close" is a succinct summation of DocuSign's new mission: to make real estate transactions 100 percent digital, from lead generation through recording of the deed. The heart of this strategy is integration with other major tools that brokers use. For example, one of DocuSign's newest partnerships is with Realtors Property Resource (RPR). Thanks to the integration, DocuSign users no longer need to enter property data into the program. That information is automatically pre-populated into DocuSign Transaction Rooms from RPR's database. Another new integration is with Lantrax's back office and accounting solution, Profit Power. All data about a property sale is pushed from DocuSign into Profit Power. By connecting transaction data to financial performance, this integration gives brokers greater insight into their business performance. Tracking commissions on transactions and entering other broker information is part of the bookkeeping function that your staff is performing for you. But have you ever thought about the way that information can be used by you in guiding your recruiting activities? We all have a checklist of steps to perform when completing a sale file. Most of these center on the need to perform compliance steps to ensure that your files meet legal requirements. But that checklist can include other steps to assist you in reaching out to other agents that your office deals with. Thank you letters can be pre-configured to print from your system, personally addressed to the other agent on your transaction. As part of your staff's closing process, the thank you is a point of contact with the other agent. Another letter that could be produced is simply an outside agent notice that you or your recruiter would receive on each closing involving an outside agent. This notice would serve as a reminder to you to make a phone call and congratulate the other agent on the sale they completed with your office. Which leads to the next report. Agents who consistently do transactions with your agents are prime candidates for recruitment.  Brokers who are successful at recruiting run another broker activity report which notifies them which agents from other offices are regularly listing in their offices. It also can tell which agents from outside offices have lots of listings that your agents are selling. Making that recruiting phone call and having talking points about the agent themselves instead of just you is a great way to keep them engaged and on the line.

What Financial Numbers Should Brokers Be Looking At?
One of the most common questions that brokers/owners ask is this: "What numbers should I be looking at?" This is an intensely personal question, since it goes to the root of what type of operation you are running. The goal in this article is to guide you to some key numbers you should have a handle on. First let's agree on one thing--you need an up-to-date, accurate, financial statement. Your financial statement is your roadmap to financial health, read it like you are going somewhere! You don't go on a trip without planning your route and tracking your progress. So why would you treat your company any different? Having accurate and timely financial statements is the key to financial health. Finding out how you did in your last fiscal year when your CPA gives you statements six months later is ineffective. The information is out of date and not relevant to what is currently happening in your business. So the first set of numbers you should look at is your current financial statement – and it must be in a format that you can read. A statement that shows the most recent twelve months of activity is critical. This is what will allow you to spot trends and get a feel for what direction things are heading. The financial statements that your CPA gives you, with a column for last year and a column for the current year might be required for your income tax return but they do little to help you understand the flow of your business. Only a spreadsheet type twelve month statement will do this. The year-end date of your company doesn't matter here either; you need to see the most recent 12 months, regardless of the fiscal year they fall in. The fiscal year is just a convention created by the government and accountants to fit your numbers into a nice neat slot for them, not to help you run your business.
